We are in the midst of a very dynamic buyers market today. In the local Larchmont, Mamaroneck, New Rochelle, Scarsdale and Pelham market there are presently 580 active single family homes on the market ranging in price between 400K and 2 million. To make the selling process a bit less stressful here are some suggestions to make this process as easy as possible.
- Although your home is understandably an emotional attachment you should strongly resist being too psychologically attached during the selling process. Remember that perspective buyers are generally well aware of local prices for similar homes and will have no emotional attachment to your property.
- Getting your home ready for showings is critical. Make certain your home is clutter-free and that all personal items are stored away. Buyers need to see themselves living in the house, not your family. Be sure the home is clean and smells fresh. An odd smelling home is a huge turn off to buyers. Pet odors or strong cooking odors are a no-no.
- Curb appeal is also very important. A fresh coat of paint, inside or out, may help to make a wow first impression. Also be sure to have your lawn free of winter debris.
- Pricing your home aggressively and realistically is one of the most important things you can do to sell your home as quickly as possible. Otherwise the home to languish for months on the market and become a “stale” listing. Have a knowledgeable real estate agent walk through the property to give other helpful tips for getting your home ready for showings, and to price it appropriately, is extremely important. A good rule of thumb is that a seller can “ask” any amount they want for their home, but ultimately it is the buyer who sets the price.
